Start with the facts buyers filter by

Before writing the description, add the basics buyers use to narrow their search: property type, suburb, bedrooms, bathrooms, car spaces, land size, building size and price guide. These details help your property appear in the right searches.

  • Use the suburb and postcode exactly as they appear on official records.
  • Choose a realistic price guide, or leave it as contact owner if you are still deciding.
  • Tick only the features that genuinely apply, such as pool, study, garage, deck or secure parking.

Write the description like a walkthrough

A good description does not need to sound like an agency brochure. Start with the strongest reason someone would inspect the home, then move through the layout, outdoor areas, parking, location and any recent improvements.

  • Keep the first sentence clear and specific.
  • Mention the layout before lifestyle details.
  • Avoid claims you cannot prove, especially around future development or investment performance.

Use address privacy intentionally

BYOAgent lets you choose whether to show the full address, suburb only, or reveal the exact address after an enquiry. Full address visibility can make inspections easier, while suburb-only privacy may suit sellers who want more control before speaking with buyers.

Photos matter more than clever wording

Upload clear landscape photos in a sensible order: front exterior, living spaces, kitchen, bedrooms, bathrooms, outdoor areas, parking and floor plan. If possible, use a local property photographer from the directory so your listing feels trustworthy from the first click.

Submit for review, then watch your dashboard
